When a seller says their lawyer is involved, don’t panic and don’t retreat. Offer to speak directly with the attorney and keep control of the conversation. Not every lawyer understands creative real estate contracts, and advice from a non-real-estate attorney is often incomplete or flat-out wrong. Your job is to calmly disqualify bad guidance, not argue it. Lawyers aren’t a deal killer, they’re just another objection that needs to be handled correctly.
